Newburyport Home Sales Range From $400,000 To $2.4 Million This Month

NEWBURYPORT -- Fourteen property transfers were recorded in Newburyport over the past month, with disclosed sale prices ranging from $399,800 to $2.4 million. Six of the 14 deeds did not list a sale price, several of them transfers between an individual and a trust bearing that same person's name.

MARKET OVERVIEW

The Essex County Southern District Registry of Deeds recorded 14 Newburyport property transfers between June 19 and July 18. Of those, eight disclosed a sale price, ranging from $399,800 to $2,400,000, with a median of $1,002,000. The remaining six transfers did not include a disclosed consideration amount. Judged by count alone, the period saw a active volume of recorded transfers, though more than a third involved no disclosed price, limiting how much can be said about overall pricing trends.

The highest-priced transaction was 90 Federal St Unit A, which sold for $2,400,000 on July 16. The seller was Federal Renovation Company LLC and the buyer was Christopher Robert York. At 1 Central Place, Kristin Lynn Patrick sold to Susan B. Becker for $1,700,000 on July 15. At 11 Allen St, James C. Noyes sold to Timothy Kelleher for $1,430,000 on July 16. At 11 Union Place, Cynthia-Lee Perkins Blatt sold to 11 Union Place CF LLC for $1,060,000 on July 17. At 126 Merrimac St Unit 9, David S. Brody sold to Eric P. Cohen for $944,000 on July 16.

No street in the dataset had more than one recorded sale, so no street-level clustering emerged. By price tier: one sale closed under $500,000 (74 Lime St Unit 4, at $399,800). Three sales closed between $500,000 and $1 million: 4 Rawson Hill Rd Lot 16 ($800,000), 126 Merrimac St Unit 9 ($944,000) and a property recorded as "See Record" ($625,000). Six of the 14 transfers, all without a disclosed price, were recorded between an individual and a trust or entity bearing that same person's name or a shared surname: Jennifer L. McCobb to the Jennifer L. McCobb Living Trust; Steven B. Keene to Kim E. Keene, trustee; W.J. Thompson to a Thompson family trust; Brenda L. Painchaud to herself as trustee; George G. Boudreau Jr. to 24 Dove Street Realty Trust; and Laura C. Lengel to Laura Corey Lengel, trustee. This pattern of same-name or same-family transfers does not, by itself, indicate a change in ownership or market activity. Limited liability companies were the buyer or seller in three of the eight disclosed-price transactions: 11 Union Place CF LLC, Caitlin Realty LLC and ERA Realty LLC.
