Newburyport home sales mix four high-value deals with wave of family trust transfers
Newburyport recorded 15 property transfers between Sept. 4 and Oct. 3, but only four carry a sale price so far, ranging from $1,410,000 to $1,745,000 with a median of $1,537,500. The top sale was 3 Gabaree Ct., Lot 9, which sold for $1,745,000 on Oct. 2. Eleven of the 15 transfers have no price yet on file, and nine of the 15 moved property from an individual owner into a trust or entity bearing the same family name, a pattern common to estate planning rather than open-market activity. With most prices still pending, the data does not yet support a read on overall market tone.
