NEWBURYPORT -- Fourteen property transfers were recorded in Newburyport over the past month, but only three included a disclosed sale price, ranging from $185,000 to $1,515,000. The rest of the period's activity was dominated by transfers between family members and into trusts.

MARKET OVERVIEW The Essex County (Southern District) Registry of Deeds recorded 14 Newburyport property transfers between June 26 and July 25. Of those, only three carried a disclosed consideration amount, ranging from $185,000 to $1,515,000, with a median of $639,000 among the disclosed sales. The remaining 11 transfers listed no sale price, which is common for deeds involving trusts, family transfers, or estate planning. Based on raw count alone, 14 transfers is a moderate volume for the period, though the low rate of price disclosure limits how much can be said about pricing trends this month.

TOP SALES The highest-priced transaction was 172 State St Unit 2, which sold for $1,515,000 on July 23. The seller was Raymond A. Letourneau Jr. and the buyer was Elizabeth Bettencourt.

The second-highest disclosed sale was 13 Christie Dr Unit 2, which sold for $639,000 on July 24. Jason Saetta sold the unit to Donna Jamrog.

The third disclosed sale was 163 Old Point Rd, which sold for $185,000 on July 20. Jeremiah P. Murphy sold the property to John Powers.

The remaining 11 transfers recorded during the period did not disclose a sale price.

Hoffman, trustee); 60-64 Carter St Unit 9 (Diane Ciolek to the Diane R. Ciolek Family Trust); 51 Woodland St Unit 4 (John W. Lambert to Jean T. Lambert, trustee); 11 Market Sq Unit 2 (K.C. Allen to T.T. Allen); 2 Merrill St (Herbert C. Healy to Herbert C. Healy, trustee); 82 Federal St Unit 1 (Matthew P. Griffin, trustee, to Matthew P. Griffin); and 1 Stickney Ave Lot 97-99 (Lorraine Dow to Deanna Eastman, trustee). None of these nine carried a disclosed sale price.
